The Beaumont Initiative Summary
The Beaumont Initiative is an affordable housing development led by West Philadelphia Mennonite Fellowship (WPMF) to revitalize the 5000 block of Beaumont Street. WPMF is a racially and economically diverse congregation that has worshiped in West Philadelphia for more than twenty years, with many members living within walking distance of Calvary United Methodist Church. The project grows out of the congregation’s long-standing commitment to strengthening the neighborhood and reflects the varied perspectives of members from longtime homeowners to young renters who share a common vision for preserving the block’s character while creating opportunities for new families to put down roots.
The project rehabilitates ten vacant, tax-delinquent homes for sale to low- and moderate-income first-time buyers. Guided by HUD and City of Philadelphia affordability standards, at least 75% of these homes will be reserved for households earning no more than 80% of the area median income. In addition to restoring vacant properties, the project supports current homeowners with essential system repairs, façade improvements, and community enhancements such as trees, lighting, and murals, all aimed at eliminating blight while fostering a safe, welcoming block.
The Beaumont Initiative also incorporates job training and resident support programs. By collaborating with local nonprofits, lenders, and mortgage counselors, the project helps neighborhood residents build construction skills, access homeownership resources, and stabilize their own properties. The result is not only improved housing, but also a stronger, more connected community prepared to thrive for decades to come.
