The Disston project is a five-unit, two-story multifamily affordable housing development located in Tacony, Philadelphia, that serves physically disabled residents. The property plays a critical role in providing stable, accessible housing for vulnerable individuals and preserving long-term affordability within the surrounding community. Due to deteriorating building conditions and active safety concerns, the property required immediate emergency repairs to address structural, life-safety, and weather-related hazards.
Emergency exterior improvements were completed to correct dangerous conditions affecting the building envelope and site. These repairs included brick pointing and resetting in areas of failure, stucco application along the perimeter foundation wall, backfilling exterior foundation voids, power washing of masonry surfaces, replacement of the roof water collector, new bargeboard and roof capping, and full replacement of exterior iron railings and gates. Additional safety upgrades included replacement and repair of emergency lighting, exit signage, and Fire Department Connection (FDC) signage. Exterior walkways were also repaired where damaged concrete created trip hazards, significantly improving overall site safety and curb appeal.
Interior and building systems work focused on strengthening building infrastructure and protecting against future water damage and mechanical failure. Basement improvements included rough casting of mechanical room walls to prevent flooding, replacement of deteriorated concrete flooring, installation of fiberglass insulation at the main water service line, and construction of concrete equipment platforms to support HVAC systems. Window frames and stone sills were capped and caulked to prevent further moisture infiltration. Collectively, these improvements stabilized the building, extended its useful life, and ensured safe, accessible living conditions for residents.
