Gary Isaac Home

Gary Isaac Home is a five-unit, fully affordable, multifamily permanent supportive housing development located in the Logan neighborhood of North Philadelphia. The project transformed a vacant and severely dilapidated three-story corner property into high-quality housing for individuals with physical disabilities and low-income residents. Owned and developed by Liberty Housing Development Corp., the property plays a critical role in helping individuals transition from nursing home care into independent, community-based living. Three of the five units are fully accessible and reserved specifically for residents participating in Liberty Resources’ Nursing Home Transition Program, addressing a severe shortage of accessible, affordable housing options for this population.

The rehabilitation of Gary Isaac Home included a full gut renovation of the historic structure and the creation of five brand-new apartments with modern building systems. The completed building consists of three fully accessible ground-floor units—including two one-bedroom apartments and one efficiency unit—along with two three-bedroom apartments on the upper floors. The renovation included all-new plumbing, electrical, HVAC systems, fire suppression, ADA accessibility improvements, and structural repairs throughout the building. Exterior work included brick restoration, roof replacement, metal bay siding repair, installation of ADA ramps, and full sidewalk reconstruction. The project not only eliminated a long-standing blighted property but also restored a prominent corner site directly across from the newly renovated Stenton Park and Playground.

In addition to providing housing, Gary Isaac Home supports long-term resident stability through an extensive network of on-site and community-based supportive services. Liberty Housing Development Corp., in partnership with its parent organization Liberty Resources, Inc., delivers case management, independent living skills training, financial literacy, nutrition counseling, transportation assistance, employment training, peer support, personal attendant services, and benefits coordination. Specialized workforce development services are also provided through the Sierra Group Academy, while Liberty Community Connections offers advocacy and supports coordination. These comprehensive services allow residents with extremely low incomes—many receiving only SSI or SSDI—to remain stably housed and thrive independently within the community. The project also contributes to broader neighborhood revitalization near the Wayne Junction transit hub, where significant public and private investment continues to expand access to transportation, jobs, and community resources.

Stone Sherick helped guide the successful transformation of a vacant and deteriorated structure into permanent supportive housing and ensured that all work met funding, accessibility, and quality standards, resulting in the successful delivery and stabilization of the completed development.
