The Lillia Crippen Townhomes Preservation Development is a large-scale rehabilitation initiative that preserved and enhanced 46 affordable family homes in North Philadelphia. The project brings together two previously separate phases of townhomes into one cohesive community, ensuring their affordability and livability for at least 15 more years. The development offers a mix of two-, three-, and four-bedroom units, thoughtfully designed for family living with features such as private entrances, spacious open-plan living and dining areas, full-size kitchens, and in-unit laundry facilities—attributes that make the homes both functional and welcoming for residents.
A central element of the work was a comprehensive set of physical improvements to modernize the properties and increase energy efficiency. Renovations included full roof replacements, upgraded kitchens and bathrooms, durable new flooring, fresh interior and exterior finishes, and upgraded HVAC systems; all units were equipped with central air conditioning. Energy-efficient systems and materials were installed to lower utility costs and improve long-term performance. These upgrades enhanced comfort and appearance while extending the useful life of the buildings so they could continue serving the community for years to come.
Situated near Temple University and the Kensington area, the development is located in a neighborhood experiencing rapid growth and rising housing costs. The Lillia Crippen Townhomes play a crucial role in maintaining affordability for long-term residents at a time of significant market pressure; occupancy rates remained high and a waiting list underscored ongoing local demand. By preserving and improving these homes, the project helped counter displacement pressures and supported neighborhood stability, enabling families of diverse incomes to remain and contribute to the community’s vitality.

Stone Sherick Consulting supported the Women’s Community Revitalization Project throughout the preservation effort, providing development consulting and financing strategy. The firm helped structure the resyndication and refinancing, prepared funding applications, and coordinated with architects, contractors, and funding agencies to align construction scope with sustainability and affordability goals. Stone Sherick’s oversight focused on ensuring the rehabilitation was cost-effective, met green building objectives, and preserved long-term affordability for residents.
