The Mamie Nichols Townhomes is a 33-unit scattered-site affordable housing development located in the heart of South Philadelphia’s rapidly changing Point Breeze neighborhood. Developed by the Women’s Community Revitalization Project (WCRP), the project revitalizes a collection of blighted, publicly owned parcels on the 1300 block of S. Capitol Street and the 1400 block of S. Taylor Street. In a community increasingly shaped by high-end residential development and displacement, Mamie Nichols Townhomes is designed to create long-term housing stability for families and veterans with special needs. The development includes a mix of townhomes, duplexes, and four-plex buildings across sixteen 2- and 3-story structures, offering 10 efficiency units, 1 one-bedroom, 10 two-bedrooms, and 12 three-bedroom units. Eleven of the units are specifically targeted to veterans with special needs, including permanent supportive housing.

Each residence will feature its own entrance, washer and dryer, central air conditioning, and high-quality design standards that align with Enterprise Green Communities and Energy Star 3.0 criteria. Shared amenities include a 1,008 square foot community space, supportive services offices, green space, and off-street parking. Eight units will be fully accessible and two will be designed for residents with audiovisual impairments. With a focus on equitable development, Mamie Nichols Townhomes supports families challenged by economic hardship, overcrowding, and language or cultural barriers. Rent subsidies including Section 811 and ACC will ensure deep affordability. The project responds to a documented market need, with extremely low capture and penetration rates showing clear demand in a neighborhood where rents and home values have soared. The Townhomes not only provide housing but also represent a critical step in preserving racial, cultural, and economic diversity in Point Breeze.

Stone Sherick Consulting Group’s Role
Stone Sherick Consulting Group (SSCG) is serving as a development consultant to WCRP for the Mamie Nichols Townhomes project. SSCG is providing predevelopment consulting services, including assistance with funding strategy and preparation of applications to secure financing from various public sources. The firm’s scope includes coordination during the planning process and responding to feasibility and underwriting inquiries from lenders and agencies. With extensive experience in affordable housing and publicly funded real estate projects, SSCG helps ensure that the development proceeds on schedule and within financial targets, supporting WCRP’s mission of delivering high-quality, equitable housing in underserved neighborhoods.
