Mi Casa Project Summary

Mi Casa is a multi-phase, scattered-site affordable housing initiative located in Philadelphia’s Norris Square neighborhood, spearheaded by Xiente (formerly Norris Square Community Alliance). Designed to support economic mobility in one of the city’s most rapidly gentrifying areas, the development provides much-needed housing for families earning between 20% and 50% of the Area Median Income (AMI). Phase II of the project includes 20 affordable rental units across a mix of single-family homes and multifamily buildings, utilizing a collection of formerly vacant Philadelphia Housing Authority-owned properties and underused lots. Informed by both the cultural vibrancy of the local Puerto Rican community and the architectural charm of traditional Philly rowhomes, Mi Casa creates a warm, welcoming, and community-centered environment.

The Mi Casa project does more than provide housing, it actively empowers its residents. Participating families are offered access to Xiente’s suite of economic mobility programs, including financial literacy training, workforce development, housing counseling, and early learning support. Mi Casa Phase II is especially focused on serving vulnerable households, including those recovering from domestic abuse and those with physical disabilities. With occupancy demand high and subsidized units in the area already at a 97% occupancy rate, the development directly addresses one of the city’s most urgent housing needs. Phase II builds on the proven success of Phase I, offering continuity in both design and supportive services.

Stone Sherick Consulting Group’s Role
Stone Sherick Consulting Group (SSCG) is providing comprehensive predevelopment consulting services for Mi Casa Phase II. SSCG’s role includes identifying and securing key funding sources to close critical financing gaps. The firm has led the preparation and submission of multiple competitive applications including: $3 million from the City of Philadelphia’s Affordable Rental RFP, $500,000 from the PHFA PHARE RTT program, and up to $1.5 million from the FHLB Pittsburgh’s Affordable Housing Program. In addition to preparing proposals, SSCG supports Xiente in responding to underwriting and feasibility questions, coordinating with partners, and maintaining momentum toward closing. SSCG’s work ensures efficient execution of the project’s financial strategy, enabling Xiente to focus on delivering deeply affordable, high-impact housing solutions.
