Now fully completed, North Peen Commons stands as a transformative, service-enriched affordable housing development in the heart of downtown Lansdale Borough. Developed by Advanced Living Management & Development—Montgomery County’s leading affordable senior housing developer—the project delivers 60 high-quality, one-bedroom apartments for low-income seniors (62+), with deep income targeting to ensure long-term affordability and accessibility. The four-story, 73,988 SF building includes resident-focused features such as lounges, laundry rooms, a ground-floor community space, and six fully accessible units.
In a pioneering model of integration between housing and supportive services, North Penn Commons is anchored by two on-site nonprofit partners: Manna on Main, which operates a community food cupboard and offers supportive services, and The PEAK Center, which provides arts, wellness, and aging services to seniors. Residents also benefit from discounted memberships to the adjacent North Penn YMCA, which underwent a concurrent revitalization in alignment with North Penn Commons’s development.
Environmental sustainability was a guiding principle throughout construction, including solar thermal systems, use of recycled materials, FSC-certified wood, and responsible construction waste practices. The development is also supported by a dedicated supportive services fund, allowing Advanced Living to continue its tradition of providing wraparound services such as case management, financial literacy, and wellness programming.
The project was made possible through a highly collaborative financing approach, combining more than $4.8 million in local public and private funding—including substantial commitments from Montgomery County, the YMCA, and the Commonwealth of Pennsylvania—with a strong equity investment of over $11.8 million.
