ACHIEVEability, a Philadelphia-based nonprofit committed to ending the generational cycle of poverty in West Philadelphia, has successfully completed the redevelopment of several parcels along the 60th Street Commercial Corridor. The project transformed underutilized properties into a vibrant mixed-use development that now includes affordable housing, commercial retail space, and the new headquarters for ACHIEVEability. The completed development offers a safe, inclusive, and service-oriented hub for community members, delivering on the organization’s mission to uplift families through housing, education, economic development, and supportive services.
This strategic investment revitalized a key stretch of the corridor, fostering local economic activity and providing much-needed affordable housing options. Stone Sherick Consulting Group (SSCG) played a central role in the project’s successful execution. Acting as a strategic advisor, SSCG supported ACHIEVEability throughout the predevelopment phase—identifying and securing adjacent parcels, sourcing acquisition and predevelopment funding, and advising on early-stage applications such as the Commerce NED grant and State Local Share Account.
SSCG guided ACHIEVEability through the developer selection process by crafting a comprehensive Request for Proposal (RFP) that outlined the project vision, deal terms, and evaluation criteria. They also helped identify qualified development partners aligned with the nonprofit’s mission.
