Susie Clemens House, completed as a major expansion of the Derstine Run campus in Hatfield, PA, stands as a model of inclusive, sustainable, and service-enriched affordable housing. Developed by Advanced Living Management and Development (ALMD), the 61,110-square-foot building added 60 thoughtfully designed one-bedroom apartments—47 affordable and 13 market-rate units—to Montgomery County, one of Pennsylvania’s most expensive housing markets.
Of the total units, 45 were reserved for seniors aged 55+, while 15 units were specifically targeted to adults with developmental and behavioral health disabilities. Nine of these received HUD Section 811 project-based vouchers. All residents benefited from coordinated services provided by ALMD in partnership with Indian Creek Foundation and the Montgomery County Office of Behavioral Health and Developmental Disabilities.
With strong demand for both senior and supportive housing in the region—evidenced by extensive waiting lists—Susie Clemens House filled a critical gap in the local housing continuum. The project enhanced the Derstine Run community, bringing the total number of residents across the campus to 180, and made efficient use of existing infrastructure on a pad-ready site.
Built to Passive House standards and Enterprise Green Communities certified, the development features a full suite of amenities including a gracious lobby, community and wellness rooms, lounges, accessible design, and sustainability-forward construction materials and systems.
Stone Sherick Consulting Group (SSCG) played a central role in the successful development of Susie Clemens House, providing expert guidance throughout the predevelopment, financing, and compliance phases. SSCG was instrumental in helping ALMD navigate complex funding structures, including securing Low-Income Housing Tax Credits, preparing a successful application for HUD Section 811 vouchers, and justifying the discretionary basis boost based on the project’s community impact and mixed-income composition.
SSCG also facilitated coordination with critical service partners and helped structure a sustainable supportive services plan tailored to the unique needs of residents with disabilities. Their insight into local and state housing priorities ensured the project was aligned with Montgomery County’s Five-Year Consolidated Plan and successfully positioned for competitive funding.
